  • Owners and agents may install external security cameras on rental properties before a tenancy begins, provided they do not infringe on tenant privacy (e.g., pointing into private areas like bathrooms, bedrooms, or neighboring yards).

  • Cameras must not record audio unless clear signage and consent are provided — audio surveillance is subject to stricter privacy laws.

  • Wireless, non-invasive cameras (e.g., battery-powered doorbell cams) may be installed by tenants with landlord approval, especially if they don’t damage the property.

  • Owners must disclose existing surveillance in the tenancy agreement and during property inspections. Transparency is key.
